Chimney sweeping is priced by flue type and access, not by the hour. A single-storey bungalow with a straight masonry flue is a different job from a three-storey semi in Riverdale with a lined offset flue and no rear-yard ladder access. Here is what Toronto homeowners are actually paying in 2026.

What a proper sweep actually includes

The difference between a good sweep and a bad one is almost entirely about containment and scope. Soot is a fine, oily powder that will find every soft surface in your living room if the technician does not seal the firebox opening. Ask what the process looks like before you book.

• Drop sheets over the hearth and a sealed opening at the firebox with negative-pressure HEPA extraction running the whole time.
• Full-length flue brushing from top or bottom with a rod set sized to your flue — not a one-size brush.
• Smoke shelf and smoke chamber cleaned by hand. This is where most of the debris sits and where lazy sweeps skip.
• Damper cleared, exercised, and checked for a proper seal.
• Cap, crown, and top-course mortar checked from the roof, with photos.
• A written Level 1 inspection report, dated and signed, listing creosote depth and any defects.

If the report is verbal only, you have nothing to give an insurance adjuster and nothing to compare against next year. Insist on the document — reputable Toronto companies include it at no extra cost.

Why Toronto chimneys fail faster than the rest of Ontario

Two things make the Toronto housing stock hard on chimneys. First, freeze-thaw. 6. What is the warranty on any repair work, and is it in writing?

Red flags during the visit

• A quote that jumps by more than 3x from the booked price without photographic evidence.
• Urgency language: 'you can't use this fireplace tonight' with no written report explaining why.
• Photos of damage that could be any chimney. Ask for a shot showing your roofline or house in frame.
• No drop sheets, no vacuum. If the truck has no HEPA unit, your living room is the filter.
• Cash-only pricing or no invoice. You lose the warranty and the insurance record.
